Midwest Real Estate Group is actively seeking to acquire multifamily properties and
apartment buildings.  We buy properties in several markets.  However, we have
standard criteria that properties should meet.

Standard Criteria:

  • Present or Potential High Yield Income Streams.
  • Various Cap rates depending on cash requirement, appreciation and property
    quality.
  • Prices should average 20% below replacement cost depending on property
    quality.
  • Value Added Opportunities are looked for.

Property Criteria:

  • Class A, B & C.
  • Multifamily Residential and Apartment Buildings (Communities).
  • Utilities - Individually metered if possible but not required.
  • Roofs - Pitched construction if possible but not required.
  • Minimum Occupancy - 80% will consider lower occupancy on properties requiring
    renovation if the property is well located and is a value enhancement opportunity.
  • Quality, will consider some deferred maintenance or renovation on properties if
    well located and there are value enhancement opportunities within.
